What Are Soot Webs?
10/12/2022 (Permalink)
Soot webs are the most common type of web you’ll see after a fire.
Have You Heard Of the Term Soot Webs?
Have you recently suffered from a fire in your Garland, TX, home and discovered a black-looking cobweb? This article will teach you what soot webs are and how they come to be.
Soot webs are thin strands of soot that can cover the ceiling after a fire.
Soot webs are thin strands of soot that can cover the ceiling after a fire. Soot is a byproduct of burning and collecting on ceilings, walls, and other surfaces. The consistency and color of soot webs depend on how long it has been since the fire occurred, as well as what materials were burned in the fire.
They look like regular cobwebs, but they're not made from spider silk. If you see anything that looks like cobwebs on your ceiling after a fire, it's probably a soot web.
Soot webs can have different names.
Soot webs are also known as “smoke webs,” or just “webs.” These names are not specific to soot webbing but can refer to any type of fire damage that has occurred in your home.
How do soot webs form?
Soot webs are created by soot particles that have been suspended in the air. Soot particles are lighter than smoke particles, which means they stay suspended longer above a fire source. When they do fall, they stick to surfaces inside your home or business.
The best way to avoid soot webs is to prevent fires from starting in the first place!
Soot webs look like regular cobwebs, but the two are different.
Soot webs are not sticky, which means you can walk through them and not get stuck. They do not have the same structure as regular cobwebs, nor do they serve the same purpose. They are also not made by spiders or insects, nor are they made of dust or debris. They're actually an accumulation of soot particles in your home's ventilation system—something that can be caused by burning candles indoors or any other activity that produces smoke and ash.
If you see anything that looks like cobwebs on your ceiling after a fire, they're probably soot webs. Soot webs are not made of silk-like regular cobwebs and can be mistaken for them. If you look closely at the edges of your soot web, it will be rough and grainy, not smooth as silk. Cobwebs are usually found in corners, while soot webs tend to hang down from above (often from light fixtures). Regular spiders do produce silk but only use it for wrapping insects; they don't build webs out of it.
Soot webs are the most common type of web you’ll see after a fire. They look like regular cobwebs, but they’re different. The best way to tell them apart is by looking closely at the strands: soot webs have a smooth, glossy appearance, while spider webs have tiny hairs on each strand. You can also tell them apart by their color—soot webs are gray or black, while spider webs are often white or cream-colored.
3 Tips To Prepare Your Workplace for a Fire

Biannual training on emergency evacuation is suggested for all businesses.
Prepare Your Workplace For A Fire
The success of your South Garland, TX, business requires a great deal of planning, organization and creativity. In addition to daily operations, it’s essential to make your workplace ready for emergency situations. The National Fire Protection Association (NFPA) reported an average of over 3,000 fires in office buildings during the years of 2007-2001. Therefore, it’s critical that businesses actively develop a contingency plan. Here are three tips that can help you prepare your workplace for a fire.
1. Develop an Evacuation Plan
The size and complexity of your business determine the details of your office emergency action plan. Smaller offices that have fewer hazards can create a simple plan. The NFPA states that the most common causes of workplace fires are cooking, electrical and heating equipment. Less common causes include intentional fires and smoking materials. Establish an emergency response team to identify hazards and draft an emergency action plan. The plan should include evacuation procedures and routes that are specific to the office location.
2. Train Employees
A well-drafted contingency plan is useless without employee training. All employees need to be trained on the specifics of the plan. Employees should know about potential hazards and what action to take before, during and after a fire. Employees should also be able to recognize alarm systems and know where fire extinguishers and fire sprinkler systems are located.
3. Review and Practice the Plan
Biannual training on emergency evacuation is suggested for all businesses. Additionally, new employees should be trained within the first few weeks of employment. Workers should understand all aspects of the plan including the types of possible emergencies, evacuation routes, alarm systems, reporting procedures and individual responsibilities. Assign individuals on the emergency response team to be responsible for reporting to emergency personnel and working with emergency restoration professionals.
Creating and practicing a contingency plan is critical to prepare your workplace for a fire. With proper planning and training, your employees will be prepared for an emergency.
3 Types of Commercial Water Damage

Leaking pipes can cause serious damage to your building.
Three Types of Commercial Water Damage
Your Towngate, TX, business is probably your greatest investment, and taking steps to protect it from water damage is one way to protect your bottom line. Damaged pipes, hidden leaks and floods from defective plumbing can all seriously harm your business and even cause a work stoppage. Learning the most common kinds of water damage can help you safeguard your building and prevent costly insurance claim premiums and lost sales.
1. Leaking Pipes
If your building has old or damaged pipes, then you may be headed for a water disaster. Fortunately, some pipes warn you of an impending failure by the presence of leaks. You can check for leaks in the plumbing behind cabinets, in basement pipes and in water lines in appliances in your breakroom or cafeteria. The better you maintain these pipes and fix leaks when they appear, the lesser the chance of eventual break that can cause serious damage.
2. Indoor Floods
Even small indoor floods can cause damage to building materials, such as drywall and wood paneling or flooring, which can also be costly to replace. Waterline breaks and overflowing toilets are usually the most common types of indoor flooding, so you may want to inspect your plumbing and indoor lines at least once a month and have your toilets serviced annually to prevent floods caused by poor or damaged plumbing.
3. Seasonal Plumbing Problems
Sometimes, winter weather and freezing temperatures can result in damaged pipes, which may weaken with temperature changes and then eventually burst. This can cause serious floods inside your building that will probably require the assistance of water restoration and cleanup company. Calling for help right away after this kind of problem may minimize the overall damage.
Water damage at your Towngate, TX, business can cost you time, profits and cause a work stoppage. Remaining aware of the condition of your building's plumbing system and what can cause a water loss may help you protect your company.
How Fire Sprinklers Protect Your Commercial Building

A fire sprinkler system can protect your business.
How Do Fire Sprinklers Work
A fire sprinkler system is one of the several prevention measures you can use to protect your Crystal Lakes, TX, business. If you are going to install one for the first time, you may not be entirely familiar with how it works. Learning more about how the system's components function and the process it uses to control or eliminate fires can help you use it effectively.
Sprinkler Components
While you might have seen sprinklers throughout a building's rooms before, you may not have thought about how they are made of numerous components connected by a single system. Though some models can vary, most sprinkler systems include:
- Steel or copper pipes
- Valves or plugs
- Glass bulbs
- Sprinkler heads
It is difficult to notice the pipes because they are located either by the ceiling or between the walls. As a result, only the sprinklers themselves are visible.
Fire Suppression Process
Contrary to popular belief, a fire sprinkler is activated by heat instead of smoke. Once the temperature reaches between 135 and 165 degrees Fahrenheit, the glass bulb filled with glycerin-based liquid breaks and the plug or valve releases the pressurized water from the pipes to the sprinkler head. The water is usually strong enough to take out a fire, but sometimes it can also just reduce heat and control the fire until the firefighters arrive.
Sprinkler Aftermath
Once the fire has been extinguished, you might be concerned that you traded in fire damage for water damage. However, sprinklers generally put out the fire directly below them and only work one at a time. They do not all activate simultaneously as portrayed in fiction. As such, the leftover water impact is minimal. Still, you can bring in commercial restoration experts to perform a fire sprinkler cleanup to prevent possible damage or mold development.
Every resource that makes up your establishment's fire response plan plays an important role. You can maintain and operate your fire sprinkler system appropriately by learning more about how it functions.
3 Perks of Having a Business Insurance Policy

Drying after water damage.
Three Advantages of Having a Commercial Insurance Policy
An insurance policy isn't always used; however, it's a security policy for the "just in case events" of life. After all, it's hard to predict when a pipe is going to bust open or a toilet overflows, yet these situations do occur. When that water damage sets in, commercial owners in Waterford Estates, TX, should be prepared. Investing in a business insurance policy could be good for your mind and pocketbook. Here are three reasons to make that commitment.
1. Have a Support System
When a structure has broken pipes, the building needs more than a simple plumbing repair. Chances are owners must complete several daunting tasks and issues:
- Drying the property
- Mending the lines
- Treating mold and mildew
- Replacing property loss
- Funding salaries and bills during closures
It may seem a bit much to handle all at once. A business policy assists in paying for all of these things; plus, the agency walks through the process with you, double-checking with the water remediation company to ensure proper cleanup procedures.
2. Avoid Loans and Interest Payments
The cost of tending to water damage can add up to the thousands. Not everyone has twenty or so thousand dollars sitting in a reserve account. A bank loan would require paying interest. When using an insurance policy, owners from the deductible amount first. Insurance then kicks in to cover the rest. Just make sure to understand any limits to the coverage. Your agent can guide you through this at any time.
3. Ease Tension
The stress of water cleanup is immense. How are you going to make ends meet? When can the doors reopen? How is everything going to get accomplished? Insurance is a backup plan to alleviate the financial distress of the situation, allowing owners to breathe easy knowing that there is a ready source of income to get back to business.
Water damage is a serious problem that requires quick and efficient cleanup. Unfortunately, that also requires time and money. With a business insurance policy, companies have a fallback plan for such a devastating time.
4 Things To Know About Commercial Insurance and Mold Damage
3/30/2022 (Permalink)
Whenever mold is found it is necessary to have containment.
Important Points Related To Insurance and Mold Issues
One of your most valuable assets for your business is your commercial insurance. The ideal policy protects your company from a wide variety of perils such as fire, water damage, vandalism and certain types of liability. The right policy makes sure that you will not be saddled with huge costs that can bankrupt your business. A full understanding of how your insurance works is hard to come by, but speaking with your insurance provider on a regular basis helps. Here are a few important points related to insurance and mold issues.
1. Mold Damage. Many insurers offer limited coverage for damage to your building because of mold. Your insurance company might reimburse you for costs related to mold repair, removal and restoration.
2. Owner Responsibility. A commercial insurance company takes a hard look at claims that are caused by neglect. For example, if mold is allowed to grow in a building for months or even longer, the insurance provider is likely to deny or limit the scope of a claim. For this reason, if your company experiences a water issue, often a precursor to mold growth, or if mold is found, it is important to take quick action. A local mold mitigation company in South Garland, TX, can help you get an outbreak under control.
3. Mold Remediation. A professional team has the experience and knowledge to eradicate mold colonies from your building. Technicians will locate the presence of mold, identify the cause of the outbreak and work to restore your building to its original condition. A quality remediation company can help you document expenses and damages for a mold insurance claim.
4. Professional Restoration. In addition to causing musty odors and air quality issues, mold also can break down the structural integrity of materials such as drywall and carpeting. Commercial insurance will often pay for this restoration expense. To find out more, contact your insurance agent for information on your coverage for mold concerns.
Fire Suppression System: Performing a Water Flow Test

A fire sprinkler is an often required fire prevention tool in commercial properties.
Performing a Water Flow Test
A fire sprinkler is a common and often required fire prevention tool in commercial properties. However, it is necessary to test your system at least a couple of times a year and have a full-blown inspection at least once a year. To check your system, follow these four steps.
1. Notify Proper Authorities
If your fire suppression system is connected to a central alarm, then it is necessary to notify the property authorities about your test. While it may not be apparent, a test of your system will notify the authorities, and it will not come through as a false alarm. Reach out to your alarm provider and your local fire department to ensure that they do not respond to the test alarm.
2. Open the Test Valve
Every fire sprinkler system will have an inspector’s test valve. To test the water flow within the system, you merely turn the valve so that it is in line with the water pipe. This will pressurize the system, creating a controlled alarm without dousing your property with water.
3. Wait For Alarm To Sound and Confirm
Once the valve is open, you will need to wait about 60 seconds, at which point the alarm will sound. When the alarm sounds, call your alarm provider to ensure that the signal was received.
4. Close the Valve and Notify Authorities
Once you have confirmed that the alarm is operating correctly, you can slowly close the valve. After the valve is shut and the signal is off, call the fire department and your alarm company to let them know the test is finished.
Additionally, once everything is off, walk your property and check for any leaks that may have occurred during the test. If you find leaks, you can call a fire remediation specialist in the Garland, TX, area for not only the fire sprinkler cleanup but also to replace any damaged lines.
A fire sprinkler system is a lifesaving piece of equipment. Performing water flow tests and scheduling annual inspections will ensure the functionality of your system for years to come.
What Water Problems Could Affect Your Commercial Building?

What To Do When Floods Fill Your Office Space
As a business owner in Towngate, TX, you like to prepare for every scenario in the book. That's why you already know what to do when floods fill your office space. You know which water repair team you would trust to fix the damage done to your building. However, being prepared also means knowing what type of water issues could affect your commercial building.
Plumbing
Plumbing issues are often the number one cause of water damage in a commercial building. Plumbing problems can include a lot of scenarios, such as the following:
- Broken pipe
- Toilet overflow
- Leaky faucet
- Supply line break
No matter what type of plumbing issue is at fault, you need to assess the damage as quickly as possible. If the water comes from beyond the toilet trap, for example, you may be dealing with contaminated water. This requires a different cleanup method than water that came from a broken supply line.
Fire Sprinklers
Fire sprinklers are an emergency system that often goes off when there is a fire in your building. The sprinklers release lots of water into a room to dampen the flames. When this happens, your building may have minor flooding as well as fire damage.
Storms
Weather can also cause water problems for your building. If a storm causes a tree to smash into your roof, the rain may trickle down from the attic and cause water damage in the walls. If heavy rains persist for long periods of time, you may have flooding in the lower levels of your building. Heavy water can even lead to a broken pipe if the sewage gets backed up and tries to come back into your building.
There are a lot of ways your building can become damaged by water. Whether you're dealing with a broken pipe or unexpected storm damage, you need to call your insurance and react quickly to keep the problem small.
Commercial Water - 3 Steps to Minimize Water Damage While Waiting for Help To Arrive

Commercial water restoration in a South Garland, TX building.
Tips To Prevent The Damage From Spreading
Faced with potentially hundreds of gallons of water after a pipe burst in your South Garland, TX, business owners need to act fast to mitigate against mold and water damage. After calling your insurance company and a water remediation and restoration specialist, you may still have to wait for true cleanup to begin. While it’s important to document the damage and check with the insurer first, below are three damage tips to prevent the problem from spreading.
1. Remove Excess Water
Getting as much water out as possible is vital to minimizing the damage. Depending on the amount of water and where it is located, the process may require using a bucket, wet/dry vacuum and wiping down surfaces with a towel. Any saturated rags or towels should be taken outdoors after use.
2. Set up Fans and Dehumidifiers
When it comes to damage tips, safety should still be a priority. Electricity should be turned off in the area of the water problem. The next step is to start drying everything out. While the restoration company will have industrial fans to speed up the process, even regular fans and dehumidifiers will make a big difference as you wait. If possible, place fans near or in windows to blow the air out. Turn on any ceiling fans and use clip fans for hard-to-reach areas. Regularly move the fans to ensure everything is getting dried out.
3. Remove Saturated Textiles and Furniture
A surprisingly high number of items can be salvaged, even if they have been saturated. While there is an array of cleaning tips and techniques to restore belongings, removing certain items will give them a better chance of being saved instead of replaced. Drapery, clothing, towels, area rugs and furniture should be removed to a secure, dry location to dry out. Documents can be placed in bags and frozen until the experts arrive.
Any type of unexpected flooding can be overwhelming, as can having to wait for help. Consider the above damage tips to reduce the chaos and get your business back to normal faster.
How To Handle a Flood That Affects Two Floors

How to Deal with a Flood on Two Floors
You see a water stain on the ceiling of your office building. You may be tempted to dismiss it as it doesn’t seem to be making a big mess or affecting anything other than the aesthetic of the room. If the leak is under a restroom, however, you could be dealing with sewer damage, and that’s not something you want to ignore. When a toilet overflows in your building in Garland, TX, the water often will seep through to the floor below. The following steps can help you remedy the situation.
1. Make Your Calls
Consult your insurance policy and call your broker to see if damage from toilet overflow is covered under your package. This can help you pay for repairs. Next, call a certified sewage company that specializes in sewer cleanup. They can help you understand the process of mitigation, including how long it will probably take and how much it will likely cost.
2. Expect Some Demolition
Sewer damage is caused by Category 3 water, which means that not only are the materials it touches saturated and likely warped but they are also contaminated. Expect the flooring from the upper floor and the ceiling from the lower floor to be torn out. You may also lose some drywall and insulation, depending on how extensive the flooding is. Of course, the technicians will replace these materials, but it’s going to look worse before it looks better, and it’s good to be prepared for that.
3. Keep Area Clear
Because the water from the flooded toilet is contaminated, it is imperative that you and your employees steer clear of the area. Don’t let skin come into contact with contaminated materials. Leave the sewage extraction and cleanup to the experts.
A leak on a ceiling may look like a small problem, but it can be indicative of a hidden mess. By hiring specialists who are certified in sewer damage cleanup, you can rest assured that your building will be properly restored.
Protecting Your Business From Water Damage

Prevent Water Damage To Your Property
Sometimes water damage is unavoidable. Flooding and other natural disasters are unpredictable and cause a wide range of damages. However, appliances, pipes and drains, and roofing can all play a part in water damage. Fortunately, there are some measures you can take as a business owner to prevent water damage to your property.
Drains & Pipes: Plumbing is a known culprit for causing water damage. Toilets, sinks, and even washing machines can act up and cause flooding. In order to combat potential leaks and flooding from your drains and pipes, remember to prevent grease buildup in your sinks, and keep up maintenance in your plumbing to keep your system flowing properly. Wintertime and extreme temperatures may cause frozen pipes to burst, and a simple ?-inch crack in your pipe can release up to 250 gallons of water a day!
Appliances: Dishwashers, refrigerators, water heaters, and AC systems are known to break down and cause water damage. More often than not, older appliances tend to break, rust, and cause flooding. It would be a good investment to keep your appliances up-to-date and have them inspected and serviced often.
Roofing: Your roof has a lot of work to do between keeping out the outside elements and keeping the inside temperature-appropriate and dry. Old roofing or missing shingles can cause extreme water damage in the winter. Ice dams can build up and create added pressure on the ceiling. Proper insulation and ventilation in the attic are key when protecting your business from the wind, water, snow, and ice exposure in the cold weather months.
Despite planning ahead, water damage still happens. It is important to understand that water damage gets worse with each passing minute. Damage can include water-soaked carpets and walls, wet furniture and contents, and hardwood floors. SERVPRO of South Garland Specializes in:

4 Tips To Prevent Mold in Your Rental Home

Call a mold remediation specialist in your area
Four Tips To Inhibit Mold Growth
Your rental home in Lakeview, TX, is an important investment and source of income, so it makes sense to keep it in top shape year after year. Mold prevention is key to protect the building materials — both inside and out — from secondary water damage from excess moisture and humidity. The time and effort you put in now will save you from future headaches, expenses, and the potential loss of rental income.
Here are a few important tips to inhibit mold growth:
1. Measure the moisture levels inside the home with a digital hygrometer.
This inexpensive device should be set somewhere at least three feet off the ground in the area you want to measure. Though accurate readings can be determined in a few minutes, it can tell you the average humidity levels over the past 12 hours. Any reading above 60% is an indication that the area is wet somewhere and will warrant further investigation.
2. Run a dehumidifier in warm, rainy months and a humidifier in cold, dry months.
Your tenant will need to monitor them daily, adding or removing water as the need arises. It is also suggested that they turn off the water and lower their heat when not in use, though turning the heat off completely isn't recommended.
3. Assess the drainage around the building outdoors.
Make sure the ground isn’t sloped towards the foundation or that the downspouts aren’t pooling water beneath them. Regrading the landscape can be a quick fix or a much bigger project, but not addressing the problem will most likely lead to water damage.
4. Install and maintain household exhaust fans.
Each bathroom should be equipped with a working fan and kitchens should have an exhaust hood over the range. If your rental home has an attic, a fan will help regulate the temperature and humidity as well.
In most cases, mold prevention is an easy, low-cost way to protect your rental home and your tenants from the hassles and damage that excess moisture can cause. If you’ve discovered mold and need the help of a professional, call a mold remediation specialist in your area.
What Should I Do if a Fire Damages My Roof?

Roof tarping services in South Garland, TX
Three Steps To Protect Your Business
If a fire breaks out in your building and damages the roof, you may feel overwhelmed by the details of the fire cleanup process. Many property owners believe that they should step back and allow their insurance company to handle all repairs. However, roof repair is not a quick process. There are steps you should take to protect your building until repairs are complete.
1. Cover Your Roof with a Tarp
There are several reasons you need to cover your building’s roof with a tarp if the roof has been damaged by fire.
Prevent Additional Damage: A fire-damaged roof leaves your building, and its contents open to the elements. Wind, rain, insects, and animals all have the potential to cause more problems inside the building, increasing your repair time and costs.
Comply with Insurance Requirements: Many commercial property insurance policies contain a provision that requires you to take the necessary tarp and board-up actions in the event of a fire or other roof damage. Failing to do so could result in a loss of insurance coverage; check your policy to be sure.
2. Board Up if Necessary
Tarping over your roof not only reduces overall fire cleanup work and protects your building from the elements, but it may also minimize leaks and prevent structural instability. In addition to roof tarping, you may need to board up any windows, doors, or other openings that were compromised by the fire.
3. Go with the Pros
Don’t attempt to handle tarping or board-up work yourself on a fire-damaged building. Fires can create dangerous conditions inside buildings. Even if the building looks safe to enter, there could be hidden structural damage or electrical hazards. Professional fire restoration companies often offer board-up and tarp services for damaged properties. Hiring a professional service keeps you safe and allows you to avoid any liability that could result from improper, DIY tarp installation.
Properly securing your South Garland, TX, building after a fire will prevent further damage and can reduce your total fire cleanup expenses.
How Do I Prepare My Company for a Fire?
12/30/2020 (Permalink)
It is important to have a fire evacuation plan for your business
What would you do if there was a fire at work? Do you know where all the exits are? Who is responsible for coordinating what? Where do employees meet up after evacuating? Knowing the answers to questions like these is critical to fire safety. If you would like to better prepare your company in Garland, TX, for a fire emergency, it is a good idea to create a fire contingency plan. These plans serve businesses by informing employees about what to do in emergency situations.
Think and Plan
Before you can create an outline, the first thing you need to do is brainstorm. When you come up with a fire evacuation plan, here are some of the most important things to think about:
- Under what conditions would my company need to evacuate?
- Are there conditions where it would be better to shelter in place?
- How clear is the chain of command, and who has the authority to approve or order an evacuation?
- Where do visitors go?
These questions are just a few worth considering. By approaching your plan with care, you can ensure your company knows what to do during any emergency.
Include the Important Details
While each company is different, there are certain components every fire contingency plan should have. A topmost concern should be the creation of an evacuation plan. Workplace maps and copies of emergency escape procedures are also important.
Remember to give guidance on how to report fires. If you assign certain medical or rescue duties to employees, be sure to include that information as well. It can also be helpful to list the contact information of any approved fire damage remediation experts in case you need their assistance. Providing information like this can reduce confusion when disaster strikes.
When it comes to keeping your company safe during a fire, having a contingency plan is the best way to go. With some careful planning, you can make your business a safer place for everyone.
Don't Get Clogged Down: How To Prevent a Toilet Flood
12/9/2020 (Permalink)
Encourage proper flushing to keep this from occurring
Employ The Following Rules And Procedures
A clogged toilet is a pain for commercial owners, leading to possible overflows and sewage issues. To avoid the complication, proprietors in Lakeview, TX, should be proactive, working to keep the lines flowing freely. Doing so allows for prompt cleanups and sanitizing. It also prevents costly repair jobs. Embrace a take-charge stance and employ the following rules and procedures.
1. Promote Flushing Awareness
A toilet overflow happens when something large or hard enters the pipeline, unable to move through easily. This halts the fluid, causing it to move backward and exit through the nearest opening. A large issue could spread sewer water throughout the space, requiring the assistance of a water remediation company. Encourage proper flushing to keep this from occurring. Hang signs in the stalls, asking users not to flush personal hygiene items. In addition, try not to place shelves or storage over the commode. If anything should fall, it could start a blockage.
2. Monitor the Restroom
Don't let a clogged toilet linger. Someone should check on the cleanliness and functionality of the facilities regularly. Have a schedule set up, assigning someone specific to look in on the area. Report any concerns as soon as possible. A plumber can snake a drain, opening it back up. In addition, regular assessments of the pipes could aid in catching concerns early.
3. Purchase Thin Toilet Paper
The sewage line can only handle so much. Even though toilet paper absorbs water, it can still cause trouble when too thick or bunched up. Thinner products move through the system easier.
4. Encourage Proper Trash Disposal
Patrons may toss something down a drain when they cannot find a trash receptacle. Battle this by placing trash cans in the stalls and by sinks. Close proximity is important. Empty them often as well to keep them from spilling over and looking messy.
Convenience, spot checks and proper flushing techniques minimize clogged toilet dilemmas. The extra effort is worth it to keep the bathroom operational and free of dirty water.
3 Reasons To Test For Mold Before Buying a Building
12/9/2020 (Permalink)
Mold testing in a commercial property in Crystal Lakes, TX
Three Reasons To Pursue Mold Inspection
Testing a commercial property for mold prior to purchase is costly, but the results can be well worth the expense. Here are three reasons a buyer may want to pursue a mold inspection before investing in a building with a history of water damage located in Crystal Lakes, TX.
1. A Building Shows Signs of Water Damage
Mold is more likely if a building experienced a leak or overflow that was not handled properly. When considering the purchase of a structure with a history of water damage, it can be worthwhile to have professionals check the premises for mold, particularly if any signs of damage remain evident.
2. A Musty Odor Is Present
Schedule a mold inspection if you smell a musty odor anywhere in a building but do not see visible mold. The odors associated with mold are microbial volatile organic compounds found in the off-gases released during the fungal metabolic cycle. A moldy smell typically indicates ongoing growth.
3. A Business Serves Sensitive Individuals
Business or commercial property owners seeking a location for medical services or any other enterprise with a customer base sensitive to mold may want to steer clear of a water-damaged building that has not been properly remediated. If mold is present, it will be necessary to invest in complete remediation and further testing to ensure that mold growth has been thoroughly removed.
If water damage has not been properly restored in your building in Crystal Lakes, TX, a mold problem is more likely to occur down the line. Even if the underlying cause of excessive moisture has been repaired, dry spores may still linger behind walls or in other locations. If water damage were to recur, these spores are primed to reactivate and colonies could resume growth. Depending on the extent of damage found during a mold inspection, a buyer may want to negotiate or consider another location.

Are you HVAC duct clean?
3/6/2019 (Permalink)
Cleaning air ducts in a commercial building may seem like an unimportant item to add to a long list of “building needs”; however, it is not something to ignore, even if your ducts do not seem to be experiencing any issues. When the system powers up, that dust begins to move. But it doesn’t just stay in the duct work; it comes out and into your working environment, settling on your office furniture, your flooring and any office equipment, i.e. computers, which can be harmed by too much dust. By removing the dust from within, you’ll make your commercial building a cleaner place to work.
If you own a commercial property in the South Garland area, consider calling SERVPRO of South Garland when it comes time to clean the air ducts in your building.
There are many benefits to having air ducts routinely cleaned, here are just a few:
- Decrease in dust reentering the system, which will cut down in cleaning and remove potential allergens from the environment. Reduces absentee workers who have asthma or allergies.
- Reduce the risk of mold in your ducts, which will help lower the amount of mold spores spreading throughout your property, keeping employees healthy.
- Remove any materials from previous pest infestations, and decrease the likelihood of any future infestations.
- Longer HVAC lifespan and greater HVAC efficiency.
- Better air quality for building occupants. Reduces absentee workers who have asthma or allergies.

Water can come from any where.
When SERVPRO of South Garland is called to a commercial water job we have a plan. We try to ascertain as much information needed to know what materials are damaged, before we head to the job site to be certain all necessary equipment and tools are loaded upon the trucks. We have a check list to go by.
Our IICRC certified technicians will then analyze the damage, and record the proper conditions for you to report to your insurance company. Photos will be taken of all the damage. At this time, our technicians will identify the category of water and communicate their findings to you, and if need be we will speak with your adjuster for you.
Next, our technicians will create a drying plan that will meet the needs of the areas affected. Many times, there will be limiting factors, such as property hours, needs of the business or owner’s requirements that our technicians will need to consider when creating their plan of action.
After the drying plan is established, our technicians will check for any safety hazards before beginning the drying process. This includes water extraction, placing of commercial-grade dehumidifiers, desiccant technology, air movers or heat systems. The use of equipment will be determined during the analysis phase, and may change to meet the different requirements of the job.
Once the water is extracted and the equipment is in place, daily monitoring reports are taken to show drying progress in each of the affected areas. These reports are used to show the insurance company that drying is taking place, and help support and justify the drying plan that was initially created.
We certainly try to dry all of the damaged materials, but factors due to saturation levels or other damage may hinder effective drying. In those situations, we will remove non-salvageable materials and items. Proper documentation will be given to you that you can forward to your insurance company.
Once work has been completed, we will conduct a final walk-through with the assigned on-site contact and our company. This ensures that all parties are aware of the completed work and are satisfied with the finished outcome.

Suggestions for Commercial Fire Damage Prevention
2/11/2019 (Permalink)
It is sometimes a small fire that can develop into massive fire damage destroying a building. A small flare-up or flash fire can wreak havoc on a condo or multiple floors of an apartment or business building if safeguards are not maintained.
If you own a building, you do not have complete control over what residents or employees may be doing. You can develop a fire prevention plan to help lessen the risk of fire damage. The following are the most common fire hazards leading to fire damage in a Garland structure that forces a closure. SERVPRO agrees that the following measures can help prevent fire and water damage.
Smoking. Maintain designated areas for smoking when necessary. If possible, with the warm climate in Garland, this can be an outside area. Typically, inside smoking is no longer permitted.
Electrical Wiring and Equipment. Install equipment and wires in compliance with local codes and OSHA regulations. Make sure maintenance is done by licensed electricians. Do not overload outlets or use long extension cords.
Fuel Gas. Install equipment in compliance with local codes and OSHA regulations. Professionals oversee maintenance.
Heat-Producing Appliances/Equipment/Boilers. Install equipment in compliance with manufacturers' recommendations and local codes. Allow only trained personnel to operate equipment.
Flammable/Combustible Liquids. These should be stored in approved cabinets, containers, and well ventilated and fortified areas. All workers must be trained in how to handle these dangerous products.
There should be locking metal containers for waste, which should be disposed of daily. Assess areas as safe for usage. Contractors must follow facility procedures and report all use of flammable liquids.
Fuel Gas Cylinders. These must be stored in a well-ventilated area, with any oxygen tanks a minimum of 20 feet away. Assess areas as safe for usage. Prevention mechanisms must be in place, such as chains so that they cannot topple over. They should be transported on cylinder carts in upright positions. They should be used at least 20 feet away from hazards with "Hot Work" or "Hot Work Procedure" signs. Only trained personnel should use them.
Oxygen Cylinders. These must be stored at least 20 feet away from flammable or highly combustible material and in well-ventilated locations. Cylinders should be secured to prevent tipping over. They should also be transported on cylinder carts in upright positions. Only trained personnel should use them.
Propane Vehicles. Only trained personnel should use them. They must be properly maintained. Drivers must be trained to handle the propane and the vehicle safely. Cylinders must be safely stored. Maintenance of cylinders must be done by a reputable supplier.
Electric Vehicles, with particular attention to golf cart barns. They must be properly maintained. They must be charged in well-ventilated areas that have been approved for this purpose. No arcing or sparks. This requires special care since it can be an open area to the public.

Restoring Commercial Properties
9/4/2018 (Permalink)
When Disaster Strikes call SERVPRO of South Garland. (972)278-7871
Commercial water restoration requires a vastly different approach than when dealing with a residential property. That is why you need to choose a restoration company that specializes in commercial structures as well.
On a commercial property, you need to consider a few different factors which include but are not limited to building size, occupant level, age of structure and any other limitations present in the building.
- Building size: Typically, commercial structures are larger, which expose the building to larger affected areas. For example, if a pipe bursts on the 10th floor of a commercial building, you have 10 floors plus a basement that could experience water damage. Since water follows the law of gravity, the water from the burst pipe will saturate any insulation, drywall or concrete along the preceding floors. In a residential environment, you are typically only dealing with 2 or 3 floors at the most. When choosing a restoration company, you need to make sure they are trained to handle the severity of the situation. This includes being properly equipped with the right amount of equipment to handle the loss, having enough trained staff to mitigate the damage and can complete the restoration process quickly and correctly.
- Occupant level: In commercial buildings, you also need to consider the number of occupants, and make sure that the environment is safe. Whether you own an apartment complex or office building, your top priority is to keep those occupants safe. This is why you want to choose a restoration company that has prior commercial water damage experience. Your choice will not only protect your occupants from health hazards, but will protect you from any lawsuits down the road. Keeping the environment safe is more than simply awareness. Special equipment and supplies can help keep affected areas contained and prevent hazardous particulates from spreading to other areas. When choosing a restoration company, make sure they are equipped with this capability.
- Age of structure: The age of your commercial building is another factor a trained restoration company will consider. Older structures commonly have lead-based paint, asbestos or other materials that if disrupted could be hazardous to the occupants in the structure. You need to work with a company that understands these risks and can properly mitigate the situation to keep the indoor environment safe.
Restoration Preparedness
Chances are, your commercial building is going to experience water damage at some point. Bottom line, you need to be prepared. Instead of waiting for disaster to strike to make the call to a restoration company, make the proper plans beforehand.
SERVPRO of South Garland offers commercial plans and contracts specific to the needs of your commercial building. Call us before disaster strikes and we can provide a sound restoration plan to fit the needs of your building.
In this plan, we will identify the size of your building, electrical capabilities, areas we can load-in our equipment and develop a contingency plan to fit the scope of your building.
Of course all restoration projects are different, but having a company that is familiar with your building, and who will be available anytime you call will drastically save you time and money if water damage occurs.

However, of the companies that do survive, there is a defining factor at play; they almost always have an Emergency Readiness Plan. This plan will look different for each company, but it will touch on the following topics.
- Training. Are your employees properly trained? Do your managers have the right numbers and protocols at hand to handle whatever situation may come their way?
- Priorities. All employees must keep in mind as primary goal: stay safe, and preserve life. Buildings can be restored and damage can be fixed. However, there is no building or equipment that is worth a life!

Commercial Structural Drying
When flooding leaves your commercial structure water-logged, quickly drying it out is critical to prevent long term structural damage and potential health issues associated with mold and pathogen growth. Water damage is a project best handled by experts who have the expertise and equipment necessary to quickly and effectively dry out commercial structures.
Commercial-grade structural drying equipment is designed to tackle the problem from a variety of angles, quickly and efficiently removing water before long-lasting, damage can be done.
Commercial Structural Drying Equipment
There are a number of different types of equipment used during the structural drying process, to quickly remove moisture from you structure, including:
Centrifugal Air Movers – air movers simply move the air around, helping the structure to dry quicker. When air stagnates, it becomes saturated, making drying take longer.
Axial Air Movers- These are target open spaces and give a lot of air movement; however, theses air movers do not give a lot of pressure compared to the other type.
LGR Dehumidifiers – dehumidifiers remove moisture from the air. When too much moisture is in the air, drying cannot occur, so commercial grade dehumidifiers are important to the drying process.
Desiccant Dehumidifiers- These dehumidifiers are normally used when it is either really cold or very big, when the size of a space exceeds what can be done effectively by LGR Dehumidification then a Desiccant may be brought in.
Convective Heat Drying Trailers – heat drying trailers pump dry heat into a structure, speeding up the drying process, this process should only be used when the temperature in the building is not able to be maintained by the buildings air handing system.
HEPA Air Scrubbers – air scrubbers will help to remove particles and pathogens from the air that can contribute to mold and bacteria growth.
Negative Air Machines – negative air machines help to contain mold, dust particles, and odor within a containment barrier. This will help keep the damage isolated to the area it occurred in, decreasing restoration times and improving workplace health most of these machines have a HEPA filter.

Elevator Shaft Water Removal Dallas

Call (972)278-7871 SERVPRO of South Garland can tackle any restoration Project.
Often times when there is water damage in commercial building, water will leak into the bottom of the lift well. It is also very common for the sump pump installed in lift wells to fail. On several occasions we have been asked to remove this water from the lift well and dry out the area.
It is important to ensure the water is removed as quickly as possible to ensure there is no corrosion on the lifts pulleys and cables.
This article will discuss how we do this.
- It is necessary for us to liaise with a properly qualified lift technician. They can secure the lifts and make it safe to complete the water extraction and the drying
- Removal of water damage – This can be done using a suitable sump pump which can be hired from a reputable hire company. See the picture to the right. The pump is submersed in the lift well to remove any standing water. The residual water at the bottom of the lift well after pumping with a sump pump can be removed with mopping or a reliable carpet cleaning water extraction machine.
- Removal of contaminants – Sometimes the water damage at the bottom of the lift well could be contaminated (i.e. sewage). In this case we would
- Pressure clean and extract to concrete block wall in lift well
- Pressure clean and antimicrobial treatment to lift base and electrical cabling
- Treatment of block walls and concrete floor surfaces with alkaline solution
- Drying of concrete brick work – in many cases it is important to dry the water damage from a lift to ensure there is not a mould problem in the building later on. If the water in the well has been sitting there for long periods of time, the bricks can become saturated. If the brick work is not dried, it is possible the moisture can encourage bacteria and mold problems. This can cause hazardous odors throughout the building.
We use a desiccant dehumidifier for 8 days at the bottom of the lift well as well as 2 air movers to dry the surrounding brick work.
If you have water damage in your lift well, call SERVPRO of South Garland (972)278-7871 We can remove the water.

Fuel Gas Cylinders
These must be stored in a well-ventilated area, with any oxygen tanks a minimum of 20 feet away. Assess areas as safe for usage. Prevention mechanisms must be in place, such as chains so that they cannot topple over. They should be transported on cylinder carts in upright positions. They should be used at least 20 feet away from hazards with "Hot Work" or "Hot Work Procedure" signs. Only trained personnel should use them.
Oxygen Cylinders. These must be stored at least 20 feet away from flammable or highly combustible material and in well-ventilated locations. Secured to prevent tipping over.

Be Ready When Disaster Strikes Your Business
Here at SERVPRO of South Garland we know water and fire can cause devastation in the work place and for businesses. After a major loss many businesses are not able to reopen and end up closing their doors, At SERVPRO of South Garland we do not want that to happen to you. We want you to be ready to take on these disasters and have a plan to beat the disaster.
So what are some ways that you can avoid disasters in the workplace?
- Training, make sure your employees know how to shut off the water, electricity, and gas. And how to do it safely, or who they need to call to get these shut off quickly in case of an emergency. Getting these things cut off could be the difference of a minor inconvenience or not getting them cut off could cause a major disaster.
- Accessibility, knowing where emergency equipment is located. Knowing where the Fire extinguisher, or defibrillator is located is just as important as knowing how to use them. Make sure that the employees have easy access to information regarding where the cut offs are, as well as any emergency equipment needed.
- Contacts, knowing who to call for what is very important. Who do you call to get approval for work that may make changes to the building, or who is the emergency contact, it also has a place to add your insurance agent and adjuster as well as a claim number so you can stay connected during a claim.
These three things could be the difference between staying open after a disaster or having to close down.
